It has to be a good feeling to make a decision to sell farmland and have it bring in $10,916,000 at auction.
Land with 853 acres being classified as recreational and 1,554 acres being tillable northeast of Kansas City, Mo., was auctioned by Hall and Hall Auctions. The sellers were identified as O’Dell Farms. The auction company reported there were nine successful bidders on Wed., June 19, at the KCI-Expo Center near the Kansas City International Airport.
The area is not known as having the best farmland in the state. Some of the land could be quite picturesque. Recreational land appeared to sell quite well and could be good home sites for Kansas City commuters. The Clay County, Mo., property was offered in 23 tracts in combinations of tillable acres, woodlands, multiple homes, several ponds, out buildings and building sites.
The head of Hall and Hall Auctions, Scott Shuman, claimed, “Bidders were intrigued by our unique auction process which allowed them to bid on individual tracts as well as design combinations of tracts that worked for their needs.”
Prices ranged from $3,434 an acre to $7,622 an acre when all the property had been sold. The auction had 81 registered bidders and more than 300 in attendance. Apparently the prices per acre didn’t scare off many bidders early because 155 individual bids were posted, including 30 combination bids.
“The sellers were very pleased and the nine new buyers were relieved when the gavel came down,” said Shuman. “Bidding was very spirited for recreational land as well as farmland.”
